Helping a Family Prepare a Property for Sale Following Bereavement
- Date: June 2026
- Location: Ashford, Kent
- Project Type: Probate House Clearance
About this Project
Our priority was to make the process as straightforward and stress-free as possible, allowing the client to focus on what mattered most while we managed every aspect of the clearance.
Initial Enquiry
Rather than providing an estimate over the phone, we arranged to meet the client at the property to fully understand their requirements and discuss their future plans for the home.
During our visit, we carried out a detailed assessment of both the interior and exterior of the property, taking the time to understand exactly what was to be removed and ensuring nothing of importance would be overlooked.
With the client’s permission, we photographed each room and the external areas. This allowed us to carefully review the property afterwards, plan the most efficient method of clearance and prepare a detailed, competitive quotation.
Planning the Clearance
Knowing the volume and variety of materials involved, we decided to bring our own branded recycling wheelie bins to the property. This enabled our team to separate different waste streams as we worked, including timber, metals, plastics, cardboard and general household waste.
Sorting materials at the property significantly improves efficiency when they arrive back at our licensed waste transfer facility in Ashford, where they can be reprocessed, repurposed and recycled wherever possible.
This approach not only speeds up the unloading process but also helps maximise recycling rates and minimise landfill.
On The Day
Our experienced team systematically cleared every room within the property, removing:
- Bedroom furniture and mattresses
- Living room furniture
- Kitchen contents
- Personal belongings identified for disposal
- Household items throughout the property
- Shed contents
- Selected garden items
Throughout the clearance, recyclable materials were separated into dedicated bins, ensuring they remained organised for transport back to our recycling facility.
Finishing Touches
For us, a house clearance isn’t complete when the last item leaves the property.
Once every room had been emptied, our team carried out a thorough clean throughout the home to leave it in the best possible condition for marketing and viewings.
This included:
- Vacuuming every carpet
- Mopping all hard floors
- Polishing windowsills
- Cleaning skirting boards
- Sweeping and tidying the shed
- Applying carpet freshener throughout the property
- Placing air fresheners in each room to create a clean, welcoming atmosphere
Our aim was simple: to leave the property in the cleanest, most presentable condition possible for prospective buyers.
The Finished Job
By combining careful planning, on-site waste segregation and a comprehensive finishing clean, we were able to deliver a professional service that exceeded the client’s expectations during what was understandably a difficult period.
Why Clients Choose Cage Waste Removal
We believe a property clearance is about more than simply removing unwanted items. It’s about providing a respectful, organised and fully managed service from the initial enquiry through to the final clean.
Every clearance includes:
